A well-presented Orange County home with a for-sale sign in the yard.

Selling a home in Orange County doesn't have to be stressful when you know what's coming. From our first conversation to the day you hand over the keys, here's the timeline I use to keep sellers informed and in control every step of the way.

Weeks 1–2: Strategy and prep

We start with a personalized valuation and a walkthrough to identify the highest-ROI improvements. Then we tackle decluttering, minor repairs, and staging so your home shows its best. This is where thoughtful prep translates directly into a higher sale price.

Week 2: Go to market

Professional photography, a compelling listing, and syndication across the MLS, Zillow, and social channels put your home in front of active Orlando buyers. A strong first 72 hours often sets the tone for the whole sale.

The goal of every step: a smooth path to the closing table.

Weeks 2–4: Showings and offers

We coordinate showings, gather feedback, and — ideally — review offers. I help you evaluate not just price but terms: financing type, contingencies, closing timeline, and the strength of each buyer.

Under contract to closing: 30–45 days

  1. 1Accept an offer and open escrow.
  2. 2Buyer completes inspections; we negotiate any repair requests.
  3. 3Appraisal is ordered and reviewed.
  4. 4Buyer's loan is finalized and cleared to close.
  5. 5Final walkthrough, sign, and close — congratulations!
